Türkiye's November rent increase cap set at 31.23%
Following the release of October 2026 inflation data by the Turkish Statistical Institute (TÜİK), the maximum rent increase rate for November has been determined.
The rent adjustment rate, calculated based on the 12-month average Consumer Price Index (CPI), declined from 31.49% to 31.23%. Accordingly, the maximum permissible rent increase for residential and covered commercial property leases renewed in November has been set at 31.23%.
Under the new rate, a tenant currently paying TL 20,000 per month would face an increase of TL 6,246, bringing the monthly rent to TL 26,246 if the maximum rate is applied. For tenants paying TL 30,000 per month, the new rent would rise to TL 39,369. Under the Turkish Code of Obligations, rent increases are based on the 12-month average CPI, although landlords and tenants may agree on a lower increase than the legal maximum.
